Protect: Property Monitoring
Weekly or bi-weekly inspections of interior and exterior, identifying issues before they become problems. Documented conditions with each visit, consistent communication. Currently serving over 70 properties across Bridgehampton, Sagaponack, East Hampton, and Amagansett, primarily south of the highway.
Maintain: Service, Repairs, and Emergency Response
Our in-house team coordinates all trades and vendors. We provide access and on-site oversight during every vendor visit. Smaller items handled directly; larger projects managed by our construction team.
Enhance: Concierge and Lifestyle Services
Pre-arrival preparation, grocery and beverage provisioning, fresh flowers, seasonal staging, holiday decor, and vendor access coordination.
Partner: Vendor Coordination and Consolidated Billing
We maintain a vetted vendor network, coordinate all scheduling and access, oversee every visit, and handle invoicing. One consolidated monthly invoice covering every service performed.

OUr Process

Property Assessment and Onboarding
A thorough walkthrough documenting current condition, systems, service requirements, and immediate needs. We learn your preferences, schedule, existing vendors, and communication preferences.


2.
Customized Service Plan
We define monitoring frequency, scheduled maintenance tasks, and a la carte services tailored to your property. The plan adjusts as needs change, expanding during vacancy and scaling back when you’re in residence.
3.
Ongoing Monitoring and Maintenance
Regular property visits, maintenance coordination, and concierge services on schedule. Every vendor scheduled, overseen, and held to our standards.


4.
Seasonal Preparation and Transitions
Spring opening and system start-up, summer readiness, fall shutdown and winterization, storm preparation and post-storm inspection. We handle transitions proactively so the property is ready whenever you arrive.
5.
Monthly Reporting and Consolidated Invoicing
A clear monthly summary of all services performed plus one consolidated invoice. Vendors are paid directly by Michael Davis Design & Construction throughout the month.
