Michael Davis Design & Construction’s general contracting service is for clients entering the build phase with architectural plans in hand who need a construction partner with the experience, relationships, and standards to execute at the highest level.

We work with clients building residences, multigenerational estates, and architecturally distinctive homes throughout the Hamptons and East End. Projects range from large ground-up builds to complex construction on constrained or environmentally sensitive land.

As the general contractor, Michael Davis Design & Construction assumes full responsibility for: site management, trade coordination, materials procurement, scheduling, quality control, and budget stewardship. We serve as the single point of contact between your project and every party involved, including your architect, interior designer, landscape team, and specialty consultants.

We work with architects of all backgrounds, from local East End firms to nationally recognized studios bringing their first project to the Hamptons. The commitment is always the same: build it the way it was drawn.

Plan Review and Pre-Construction

We examine architectural documents in detail to understand design intent, identify conditions requiring early attention, and develop a realistic picture of what the build requires.

Budget Development and Value Engineering

We develop a comprehensive budget reflecting the actual cost of building to the standard the design calls for. Transparent about how every number is reached. If there are opportunities for efficiency without compromising design intent, we present them. If line items deserve more investment, we say that too.

3.

Permitting and Regulatory Approvals

Michael Davis Design & Construction manages the full permitting process: building departments, zoning boards, environmental agencies. The regulatory landscape varies meaningfully across the Hamptons. We factor permitting timelines into the schedule from the start so approvals don’t become a source of delay.

4.

Construction and Site Management

We oversee daily management, coordinating a network of skilled trades built and refined over decades. Every phase is held to the standard your architect designed to.

Ongoing Collaboration With Your Architect

We treat the drawings as the governing document. Field conditions or unforeseen circumstances are brought to the architect immediately so decisions are made collaboratively. We protect design intent while keeping the project moving.

Finishing, Punch List, and Turnover

Every surface, system, and installation is reviewed against the architectural drawings. We coordinate a detailed punch list with your architect, resolve every item to their satisfaction, and deliver the home ready.

Not necessarily. Many clients engage us during later design development, which allows us provide input on general feasibility, permitting, and budgeting while drawings are still being refined. Early engagement tends to produce better outcomes. That said, we’re equally comfortable being brought in with a full set of construction documents.

We treat the architect’s drawings as the governing document. If field conditions require a design decision, we bring it to the architect immediately rather than resolving it unilaterally. Our goal is to be the kind of general contractor architects trust and want to work with again.

Your architect is responsible for design intent and reviewing work against the documents. Michael Davis Design & Construction is responsible for physical execution: site management, trade coordination, procurement, scheduling, and cost control. The two roles are deeply complementary and we work to keep communication between them clear and productive.

When a change originates from the architect or client, we assess budget and schedule impact and present that clearly before any work proceeds. When a field condition requires a decision, we bring it to both parties promptly with our recommendation. No change is executed without approvals, and every change is documented.

We develop detailed estimates based on the actual scope in the architectural documents. Every project is different, and we believe the only honest budget is one built from the ground up, specifically for your home.

We manage the full process as part of our GC scope, including building departments, zoning boards, and environmental/wetlands agencies. Thirty-five years across multiple townships gives us a significant practical advantage in timelines, requirements, and the right contacts.
